If I buy a plot when do I have to start constructing my house?
Purchaser has one (1) year to select a design and sign a contract to
costruct the property.
How long will the construction take?
Building contractors have estimated 12 - 15 months.
Which architects designed the properties?
Design Collaborative Ltd. Of T&T and Barbados. Trinidadian Stephen
Mendes is the lead architect.
Are there any Villa designs I can choose from?
There are 9 villa design options from which purchasers can choose.
Can changes be made to the specifications and layouts of these houses?
Yes - changes are limited to internal and not structural elements of
the design.
May I choose my own Architect?
Yes - but this must be submitted to TPL for prior approval and should
be in keeping with the general design theme of the Resort.
What percentage of a plot may a house be built on?
There are required set backs which must be approved by the architects
prior to construction. These must meet local Town & Country specifications:
- Sides - 3.5 m
- Front - 7.5m
- Back - 5.0 m
Can I buy more than one plot on which to build a house?
Yes.
What construction guarantees are available?
Relevant warranties are indicated in construction contract and pertain
to the following:
- Roof - 10 years
- Structural - 6 months.
Can I choose my own builder?
Although private construction is allowed, for security and quality control
purposes, it is not advisable to select contractors/builders other than
those approved by TPL.
Will there be heating and air-conditioning systems?
Heating is not required. Air-conditioning is available and included in
designs.
Will there be a satellite TV system?
Cable television is available and is provided directly to each property.
Will there be a security system in the properties?
Yes. TPL's has a General Security System available for the resort.
Who supplies the water and what does it cost?
The local Water and Sewerage Authority. For the individual villas this
is a metered cost, which is based on consumption.
Is the water drinkable?
Water is potable - does not require filtering - this may be done as a
personal choice.
Who supplies the electricity and what does it cost?
The Trinidad & Tobago Electricity Commission. The average annual
rate for domestic use is as follows
Energy Charge: TT$0.15 per kwh for all kilowatt-hours
Can I have private telephone and fax lines installed? If so, what does
it cost and how long does it take?
Yes. This does not usually take very long.
What type of sewage systems is used?
On site STPs - closed loop system - biodegradable.
What are the annual maintenance fees for each type of property?
- Villa - US$ 400.00 per month
- Condominium - US$ 100.00 per bedroom per month
- Villa Cluster unit - US$100.00 per bedroom per month
Will all contract documents be in English?
Yes.
